Spa Franklin, outdoor pools and wooden buildings

Case study

Spa Franklin

A heated slab delivered in two weeks, a backup generator kept despite the expansion, and new A-frames connected. Several projects for the same client, with the same goal: finding the right solution, not just the easiest one.

One client, several challenges

Spa Franklin trusts CTI Électrique with several projects on its site. From the outdoor pools to the mini-chalets, each job came with its own constraint: a tight deadline, an already loaded electrical service, a generator that must not be overloaded.

Our approach: plan with the client from day one, then propose the solution that works for the project and the budget.

Heated slab

The challenge

With several outdoor pools, bathers left puddles of water behind them. In winter, those puddles turned into ice: a hazard for guests and hours spent by employees breaking ice.

The solution

A floor heating system designed to be embedded in concrete, installed in a stamped concrete slab that heats the path between the buildings from end to end.

The time constraint

The spa could not close for more than two weeks. While the carpenters took down and rebuilt the buildings, we laid every cable before the pour, rewired the buildings, then finished with the floor controls and the patio lighting. About twenty people on site, and everything was delivered on the client’s schedule.

02

Electrical room and generator

The challenge

All the mini-chalets are powered from a separate electrical room with a backup generator. The system had been designed for three mini-chalets. Then a fourth one was added, and two A-frames were planned right next to them. The electrical service could handle it; the generator, not so much.

The solution

Replacing an already large generator with a bigger one comes with huge costs. Instead, we relied on load shedding: during an outage, the largest circuits are dropped so the generator is never overloaded, and the essentials stay powered: water, lighting and a few outlets.

The result

The same generator, no change to the whole infrastructure, and a budget that was respected.

03

Connecting the A-frames

The challenge

Adding new A-frames to an existing site, and knowing before work started whether the electrical service and the generator could keep up, so the client would know the budget in advance.

The solution

We supported the client from the permit application to confirm feasibility. Step one: calculate the load of each unit and its impact on the electrical service. Then: a trench to the electrical room, underground cables, wiring for fibre optics and for the well and septic services.

The finish

Interior wiring, panels, lighting, outlets and air conditioning, so the units are ready to welcome spa guests.

Client testimonial

“He was our guy for all our projects”

Nathaniel has known Kevin for years. When Kevin launched CTI Électrique, Spa Franklin called him back for its next projects.

“Our projects are often out of the ordinary. That’s why I work with CTI: sometimes you show up early and leave late, but you understand our constraints.”Nathaniel, Spa Franklin
