What we do
for you

Inspection

Most serious electrical problems make no noise before they fail. A slowly overheating connection, a panel under abnormal load, a circuit at its limit: nothing shows, until the day it breaks down.

CTI Électrique uses a thermal imaging camera to detect heat anomalies that a standard inspection can’t catch. It’s the kind of inspection insurers ask for, real estate buyers require, and every property manager or condo board should have on hand.

Three ways to inspect

Do you manage a building, a co-ownership or condos? Depending on what you need to know (an insurer requirement, the remaining capacity of your electrical service or the cause of a recurring failure), we choose the right method, or combine them.

Visual inspection

An electrician opens the panels, junction boxes and distribution equipment to check the actual condition of the installation: tightness of connections, signs of overheating or corrosion, breaker and conductor sizing, grounding and Code compliance.

A good starting point to assess a building, before taking over its management or buying it, or as a complement to a thermography inspection.

Measurement and load assessment

We install electrical metering equipment for load assessment: data loggers connected to your electrical service or panels for a one- to two-week measurement campaign. You get the building’s actual consumption, its peaks and any imbalance between phases.

It’s the basis for knowing whether there is capacity left before adding EV chargers, heat pumps or new equipment. Our instruments are also used to find the cause of an intermittent failure, locate an underground cable or test insulation.

Electrical thermography

Insurers increasingly require electrical thermography, especially for rental buildings, condominiums and commercial buildings.

Using an infrared camera, we inspect the panels, the electrical service and the equipment while they run under load to spot hot spots: a loose connection, a worn breaker, an overloaded circuit. Each anomaly is documented in a report you can send to your insurer.

How an electrical thermography inspection works

1. Survey visit

Everything starts with an on-site visit with you or your maintenance manager. We survey the installations: number of panels and pieces of equipment to inspect, access to electrical rooms, occupants’ schedules and constraints. This visit lets us prepare an accurate quote for the thermography.

2. Thermography day

We come back on the agreed date. The building must run normally, ideally at its usual load or higher: hot spots show up at connections under load. We coordinate access with you to disturb occupants as little as possible.

3. Report and action plan

You receive a clear report, ready to hand to your insurer, your board of directors or your condo association. A minor problem can often be fixed on the spot. For the rest, the report includes a concrete action plan, with priorities and a cost estimate for the work.

Why a thermography quote isn’t free from the start. Every building is different: number of panels, electrical rooms, access, occupants’ schedules. Without a survey visit, there is no honest way to estimate the scope of the job. We’d rather come on site, see your installations and give you a fair price than an approximate figure over the phone. The terms of the survey visit are confirmed with you before we travel.

An inspection that pays for itself. When production stops, the costs far exceed those of regular maintenance of your systems. Thanks to our thermography inspections, we have notably been able to prevent an elevator breakdown, a power outage affecting more than 30 units in a residence for independent seniors, and an outage at a medical supplies distribution center.

Nothing

gets past us

Complete thermographic inspection
by experienced electricians.

Was your building built in the 1990s? It’s due for a complete inspection.

Electrical installations have a lifespan. Past a certain point, it’s no longer a question of “if” something will fail, but “when”.

We don’t just find problems. We help you manage them.

After the inspection, you leave with a clear maintenance plan, not just a report you don’t know what to do with. If you have in-house electricians, we guide them. If you’re managing on your own, we stay available.

The risk is real, and it grows every year you wait. You don’t have to carry it alone.
